Premises that can be leased in the shortest possible time and allow immediate occupancy after signing the lease agreement. These premises do not require repairs, have separate access (entrance), suitable floor levels, allow for reconfiguration at the client’s request subject to additional inspections and documentation by regulatory authorities, have accessible driveways, and provide amenities (bathroom, cold and hot water, heating).
Low-Liquidity Properties
Premises that can be leased after additional measures (actions) are taken. These premises require ongoing repairs, allow for reconfiguration at the client’s request subject to additional inspections and documentation by regulatory authorities, lack separate access (entrance), have no driveways, and lack amenities.

Information about the upcoming auction will be published in the newspaper “Kyzyl Tuu”. After the announcement is published, detailed information about the date, time, location, and terms of the auction will be posted on the official website of JSC “Kyrgyztelecom”.
Conclusion of lease agreements for the property with JSC “Kyrgyztelecom”.
The non-residential premises are leased exclusively for commercial activity. Use of the premises for other purposes is not permitted.
Terms of the Auction
- The auction is conducted in the form of an open auction for the right to conclude a lease agreement for the property.
- The following are eligible to participate in the auction: legal entities, individual entrepreneurs, and individuals who have submitted an application and a complete package of documents (constitutional documents, a letter confirming affiliation, bank details, etc.) and who have paid the security deposit within the established timeframe in accordance with the requirements of the auction documentation.
- To participate in the auction, the participant must deposit a deposit of 2% of the initial starting price into bank account 1299003110132136, BIC 129001, payment code 55107000, indicating the auction lot number, before the deadline for submitting applications.
The security deposit is refunded to participants who are not recognized as winners within 15 business days. The auction winner’s security deposit is credited towards fulfilling the obligations under the lease agreement. The auction winner is obliged to conclude a lease agreement within the timeframes established by the auction documentation. If the winner refuses to sign the lease agreement or evades signing it, the auction results for such a winner are annulled, and the security deposit is not refunded.
- Inspection of the leased property is a mandatory condition for participation in the auction; the inspection is arranged by prior agreement no later than 4 days before the auction.
- Based on the results of the auction, a protocol is drawn up and signed by the auction commission. The lease agreement is concluded on the basis of this protocol.
The auction step.
- The auction step is set at 5% of the starting bid from the initial rental amount.
- Each subsequent bid by a participant must exceed the previous bid by at least one auction step.
- Proposals made in violation of the established auction step are not accepted for consideration.
Participation in the auction is not permitted.
- Persons related to the auction organizer, the landlord, or members of the auction commission are not allowed to participate in the auction. Such a connection creates a conflict of interest or violates the principles of openness, transparency, and equality among participants.
- Persons who have not paid a security deposit of 2% of the starting price to account No. 1299003110132136 of JSC “Kyrgyztelecom” are not allowed to participate in the auction.

After receiving the request, the following procedures are carried out:
- The lease agreement is concluded with the winner of the auction on the terms specified in the auction documentation and the auction results protocol.
- The lease agreement for a building or structure is drawn up in writing by means of a single document signed by the parties in accordance with the legislation of the Kyrgyz Republic.
- The auction winner is sent the draft Agreement and all necessary Appendices for review and approval (the format for submitting the package of documents is agreed upon with the applicant).

- The winner of the auction is required to sign the lease agreement within seven days after the auction.
- Starting from the date of signing the lease agreement and the transfer acceptance certificate, mutual settlements are carried out between the client and JSC “Kyrgyztelecom” (i.e., monthly invoices are issued for rent, utilities, security, and electricity).
- If a real estate object that is on the balance sheet of the Branch of JSC “Kyrgyztelecom” is requested, the Lease Agreement and the Appendix to it are concluded at the actual location of the Object.
