OJSC "Kyrgyztelecom" has vacant spaces available for lease. There are two groups based on the liquidity type of the properties:
High-Liquidity Properties
High-Liquidity Properties
Premises that can be leased in the shortest possible time and allow immediate occupancy after signing the lease agreement. These premises do not require repairs, have separate access (entrance), suitable floor levels, allow for reconfiguration at the client’s request subject to additional inspections and documentation by regulatory authorities, have accessible driveways, and provide amenities (bathroom, cold and hot water, heating).
Low-Liquidity Properties
Premises that can be leased after additional measures (actions) are taken. These premises require ongoing repairs, allow for reconfiguration at the client’s request subject to additional inspections and documentation by regulatory authorities, lack separate access (entrance), have no driveways, and lack amenities.
Requirements for Concluding Lease Agreements
The basis for initiating the processing of a lease request for the Object(s) of OJSC "Kyrgyztelecom" is a written application from a potential Client in the form of an official request sent by mail or fax. This request is reviewed within 3 working days (to determine the technical feasibility of leasing the Object(s) according to the applicant’s requirements).
After receiving the request, the following procedures are carried out:
- Processing of the received application;
- Inquiry regarding availability;
- A technical specification is sent to an independent appraisal company to determine the market rental rate per 1 square meter per month, with each object considered individually.
- If the decision regarding the possibility of leasing the requested Object(s) is positive, the Applicant is sent a draft Agreement and all necessary Appendices for review and approval (the format for providing the document package is agreed upon with the applicant).
- Upon receiving confirmation from the client of their intent to conclude the Lease Agreement, OJSC "Kyrgyztelecom" conducts the process of approving and preparing the Agreement (and its Appendices) for signing with the client (including a list of objects and prices for leased services).
- From the date of signing the lease agreement and the acceptance-transfer act between the client and OJSC "Kyrgyztelecom," mutual settlements are made (i.e., monthly invoices are issued for rent, utilities, security, and electricity).
- If the requested property is on the balance sheet of a Branch of OJSC "Kyrgyztelecom," the Lease Agreement and its Appendices are concluded at the actual location of the Object.

List of documents required from the Lessee for consideration of concluding a lease agreement for the object:
For an Individual:
- Application stating the intent to lease the property, specifying the name, location, payment details of the applicant, and the requested electricity capacity (kW) for conducting activities;
- Information about the total area of the leased object;
- Copy of the tax registration certificate;
- Copy of the passport;
- Copy of the state registration certificate for an entrepreneurial entity – small business entity.
For a Legal Entity:
- Application stating the intent to lease the property, specifying the name, location, payment details of the applicant, and the requested electricity capacity (kW) for conducting activities;
- Copies of constituent documents;
- Legal address, phone number, fax, and email;
- Copy of the passport of the head and authorized person (signatory).
